UNDERSTANDING THE PROCESS

Purchasing a home is one of your most important financial decisions. It is the beginning of building your real estate portfolio and is a reflection of a lifestyle choice. Throughout the process you will be making many decisions and meeting many people who will guide you to an exciting and successful conclusion.

Prior to actively looking for a property we suggest you consider researching your many options in order to create a realistic "wish list". Make a list of must haves (ie: style, number of rooms, condition, lot size, garages, location etc ) and wants.

Make an appointment to meet or talk to a Mortgage Broker in order to determine what you can afford. We suggest you call Angela Ramker, a Senior Loan Officer with Coldwell Banker Residential Brokerage. She will answer your questions and assist you with a Pre-Approval Letter which Seller's require when you tender an offer. She can be reached at 617-504-6515.

Select the areas/towns you want to consider. If you are a commuter and use public transportation, try out the commute during your travel time. Many clients also ask friends, relatives and business associates for their input.

In addition, consider school systems, environment and community services.

Research each community of choice on the internet. Visit each community and talk to people in various stores, supermarkets, libraries, post offices and talk to people walking. People love to talk about where they live.

Attend open houses within your price range in each community of interest. DO NOT PROVIDE CONTACT INFORMATION as you will be flooded with calls from brokers. If they require you to sign in, write Coldwell Banker or tell them you are working with Muriel and Susan . This exercise will define where you can obtain your "wish list" for your budget. It will help you understand if you need to make compromises. Looking beyond what you can afford will be frustrating.

Once you have made some basic decisions it is time to begin your search with a Buyer's Agent. A Buyer's Agent is a person who represents you throughout the process of locating your dream home and is your advocate throughout the transaction.
