CREDENTIALS (BUYER AGENCY)
As real estate transactions have become more complicated
Buyers have expressed a desire for agent representation. Therefore,
Massachusetts Real Estate Firms offer Buyer's Agent broker representation when
they enter into a broker/client relationship. It is state law that The
Mandatory Licensee-Consumer Relationship form be presented to all Buyers and
Sellers for signatures. This form
clearly explains the broker's relationship to their respective clients (a buyer
or a seller).
Coldwell Banker sales agents are required to take a Buyer
Agency class and pass a certification exam before they can participate in the
Buyer Agency Program. Listed below are the additional services that as Buyer's
Agents we offer to our clients. We work as a partnership representing your best
interests.
- We provide continuous coverage, experience, exceptional negotiation
skills and are sensitive towards our clients needs.
- Represent to you properties on the Multiple Listing Service,
For Sale by Owners and other non MLS listings.
- Critique the properties and disclose all they know about the
location and surrounding area.
- Disclose any known concessions or willingness of a seller to
accept a lower price.
- Disclose any facts relating to the urgency of a seller to
dispose of the property.
- Disclose the length of time the property has been on the
market and other known offers or counteroffers that have been made on the
property.
- Research and provide market data to determine the value of
the property.
- Represent YOU, the buyer in the purchase negotiations and
recommend negotiation strategies.
- Work to obtain the lowest price and best terms for YOU, the
buyer.
BUYER AGENTS: When a buyer engages the services of a broker
then that buyer becomes the broker's client. This means the broker and his or her subagents
represent the buyer. The broker owes the buyer undivided loyalty, utmost care,
disclosure, obedience to lawful instruction, confidentiality and
accountability.The broker must put the
buyer's interest first and negotiate for the best price and terms for his/her
client, the buyer.
